Rules & Regulations

The purpose of any rule is to provide a basis for protecting the resident’s equity in the community, to assure the continued aesthetic beauty of Lafayette Place, and to provide the framework within which the residents can live in harmony.

 

Creating “rules” for our community is often one of the hardest tasks Management has. Well-written rules can preserve the quality of Lafayette Place, and provide resident’s a safe, peaceful and predictable place to live.

 

Our rules have been created by Sun Communities and Management for the betterment of our community.  Please follow them to the letter.  Rules not being followed should be reported to Management.

SPEEDING

The posted speed limit for our park is 15mph.  It's not unusual for your speed to creep up to 20mph.  But when residents and their guests drive their vehicles 30-40mph while looking at their text messages, this becomes a danger to our residents including children and pets.  I've seen people passing a car on a curve at a high rate of speed.  This park is not our personal race track.  If you invite guests into our park, please inform them of the speed limit.  You are responsible for any harm your guests may cause.

LAWN CARE

There is nothing more unattractive then for residents to let their grass grow higher then 3".  To make our community attractive, especially for new residents who wish to join Lafayette Place, please keep your grass, not only cut, but trimmed and swept.  If you do not have lawn equipment, the Park has an affordable program with our lawn care company to help you with the cost.

LEASING

The majority of residents in Lafayette Place are leasing their homes.  Leasing is a great way to begin your tenure here before you decide to purchase.  While you're leasing you must remember, this is not your property.  Your home belongs to Sun Communities.  You are just enjoying it until you decide to purchase.  This means you must take care of their home better then if it were yours.  Normal wear and tear will likely be the responsibility of

Sun Communities.  But damage above and beyond normal wear and tear will be charged to you. You don't want to pay for sometimes thousands of dollars in damages.  Review the pictures to see the damage some residents have caused.  Don't be one of them.

PARKING

If you haven't realized it yet, being that our Park was built in the 1950's, parking is at a premium.  When the Park was built, most residents had only one vehicle.  Now our residents have 2 and 3 vehicles with not a lot of additional spaces.  Make sure you use your assigned space, and if you have additional vehicles, use a Guest Space within your Resident Address (Cour or Lafayette).  Make sure your guests know of this rule when they visit, as well as informing them of the posted speed limit.

NOISE ORDINANCE

Residents deserve to live in a peaceful environment.  We want you to enjoy inside and outside parties and events.  But all music should be turned down after 9pm to allow our residents a comfortable evening.  When you and your guests drive into the park, turn down your music.  Most residents are not interested in hearing your genre of music when they're trying to relax.  More importantly, if you come home after 11pm, do not sit in the parking lot and blast your music.  Waking residents will surely warrant a complaint.

PETS

One of our Board Members was telling the Postal Employee that we had an Association.  The one thing she asked the Association to do was to get the residents to pick up their dog poop.  Letting your dog poop without picking it up is a major rules conflict and will not be tolerated.  Please carry a bag with your when you walk your dog and keep our Community Poop Free!
